The proposed development includes commercial and residential uses, with the potential for industrial development, and was developed to provide opportunity for future growth for the City of Calera.

The plan also considered potential access points along US-31 and nearby secondary roads, utility availability, potential infrastructure upgrades, stormwater management strategies, and other site development needs. These and other site development related items were considered so that preliminary site development costs could be identified.
