Sain Associates partnered with Capstone Development, Graham & Company, the St. Clair County Economic Development Council, and the City of Moody to provide approximately 170 acres of high quality marketable light industrial parcels for development in Kelly Creek Commerce Park. This project involved master planning, environmental studies, permitting with the United States Army Corps of Engineers, and design and construction of an industrial access boulevard and road widening and turn lane improvements along Kelly Creek Road. Sain also provided engineering and surveying for a pad-ready site, as well as a sanitary sewer lift station, a force main extension, and a new water main for the site.
Unique solutions were required to solve some of the project’s challenges. Due to the lack of a sanitary sewer at the site, Sain prepared a design for a pump station and over 5,000 linear feet of force main, which allowed new sewer service to the entire community along Kelly Creek Road. Wetlands on location also proved challenging during the planning and design processes, but our team worked efficiently to acquire the necessary Nationwide Permitting with the United States Army Corps of Engineers.
We are proud to have worked on this 172-acre development that will provide roughly 800 jobs to the local community. The ribbon-cutting ceremony was held in January of 2023.
